Design of a four-story office building in Kaimuki, Hawaii. Retail spaces occupy the ground level while a roof-top restaurant and exercise facility are located at the uppermost level. The design emphasises the relationship of the building with the site and surrounding context.
Many of the buildings surrounding the project are run-down and in need of repair. The project becomes a great oppurtunity to establish a precedence in the renewal of the neighborhood.

An aesthetically pleasing building that evokes a sense of pride to its users and charges the rehabilitation of Kaimuki's commercial and main thoroughway, Jeyer's Place is "layered" and "dismantled" to create a scale that is sympathetic to its surrounding neighborhood, most of which have some historical value to the people.
 
Other design considerations include wider pedestrian walks, provision for storefront/frontage "breathing" space for people gathering, streetside trees and landscaping, and an appropiate building scale that is friendly for both pedestrians and the surrounding context.
