Many of the buildings
surrounding the project are run-down and in need of repair. The project
becomes a great oppurtunity to establish a precedence in the renewal of
the neighborhood.

An aesthetically
pleasing building that evokes a sense of pride to its users and charges
the rehabilitation of Kaimuki's commercial and main thoroughway, Jeyer's
Place is "layered" and "dismantled" to create a scale that is sympathetic
to its surrounding neighborhood, most of which have some historical value
to the people.

Other design considerations
include wider pedestrian walks, provision for storefront/frontage "breathing"
space for people gathering, streetside trees and landscaping, and an appropiate
building scale that is friendly for both pedestrians and the surrounding
context.
